A New Chapter on Historic Grounds: Private Estate Transformation on the Utrechtse Heuvelrug

Where Heritage Meets Horse Life

On the edge of the vast forests of the Utrechtse Heuvelrug, hidden in the green heart of the Netherlands, a unique estate has been brought to life. In a place once shaped by rural traditions, a new future has quietly and respectfully taken form. This 5-hectare private estate now unites living, working, and a deep love of horses in one beautifully integrated setting.

Transforming a National Monument with Purpose

The former cow and pig barns have been replaced by a contemporary stable block. It features eight spacious horse stalls, a tack room, wash bay, and an office. Every detail was designed with purpose, elegance, and day-to-day usability in mind.

The original hay barn was repurposed into a one-of-a-kind workspace. Above it, a cozy bar was added—the perfect spot to enjoy a drink while watching the sun set over the treetops of the Heuvelrug.

Outdoor Space Designed for Living

Stepping outside, the love for horses becomes even more tangible. The estate now includes:

3.5 hectares of well-designed pastures
A 30 x 60 meter professional jumping arena
A horse walker
A spacious paddock
And a designated parking space for horse trucks

At the core of the center lies the impressive indoor arena, which can transform into two full-sized rings: a 20 x 40 meter warm-up arena and a 30 x 70 meter competition arena. In addition, the site includes comprehensive outdoor facilities, allowing for events and training across disciplines—through all seasons.

A defining feature of the design is the strong visual connection between rider and spectator. Tribunes are placed around the indoor arena on both ground and upper levels, offering excellent visibility from every angle. Visitors enjoy comfortable seating and an immersive view of the sport, staying close to the action at all times.

Large skylights span the roofs of both the arena and the stables. These bring in abundant natural daylight and ensure continuous fresh air circulation. The facility includes two spacious stable buildings, each divided into four aisles. Every aisle contains twenty generous stalls of 4 by 4 meters. To enhance equine wellness, solariums are also available.

This transformation has not only created additional living space but has also positively impacted the future of the agricultural sector.

The story begins with an agricultural entrepreneur who once managed a dairy farm. In a world where changing political circumstances placed pressure on the agricultural sector, this entrepreneur had a vision of how his business could evolve without relinquishing the valuable agricultural land. This was when The Equestrian Architect came into the picture, bringing their expertise and a vision to transform the agricultural business into a thriving equestrian estate.

A Community for Horse Enthusiasts

The project involved the renovation of the existing complex into a splendid Country Club Estate with 14 separate units. Each unit is uniquely divided, featuring an apartment above and ten horse stalls below. This distinctive layout creates a community where residents can not only enjoy their beloved horses but also benefit from a range of estate facilities.

At the heart of this project is the shared passion for horses. All unit residents can access excellent amenities, including a riding arena for dressage, jumping, and training, horse walkers for physical exercise and recovery, eventing facilities for those passionate about this demanding discipline, pastures where horses can graze and relax, and modern washing facilities for maintaining the health and hygiene of the horses. This means the estate accommodates a total of 140 happy and healthy horses.

Nitrogen Reduction and Agricultural Sustainability

By transforming dairy barns into equestrian units with living spaces for different households, there is significantly less nitrogen emission compared to traditional agricultural activities.
